We\u2019ll explain. <\/p>\n\n\n\n<p>But first, let\u2019s be clear on the difference between general liability and errors and omissions (E&amp;O) insurance. And why, as a home inspector, you need both. <\/p>\n\n\n\n<p><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>What is general liability insurance for home inspectors?<\/strong><\/h2>\n\n\n\n<p><a href=\"https:\/\/www.insurancebee.com\/general-liability-insurance\">General liability insurance<\/a> covers accidents that happen when you\u2019re doing your job, but  aren\u2019t part of the inspection process. And cause injury to a person, or damage to property. <\/p>\n\n\n\n<p>Say the ladder you leaned against a wall during an\ninspection blows over, hitting the homeowner on the head. That could lead to a\nbodily injury claim. In which case your general liability policy would pick up\nthe tab for their medical expenses. And if the claim goes to court, it\u2019ll cover\nyour legal fees and compensation. <\/p>\n\n\n\n<p>If that ladder missed the homeowner, but fell on to the car\nthey\u2019d parked in the driveway, you could find yourself facing a claim for\nproperty damage. &nbsp;In which case, your\npolicy would cover repairs or replacement. <\/p>\n\n\n\n<p>But what general liability insurance <em>doesn\u2019t <\/em>cover\nyou for is any professional errors you make in the course of your work. <\/p>\n\n\n\n<p>That\u2019s why you need the added protection of an errors an omission policy. <\/p>\n\n\n\n<p><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>What is errors and omissions insurance for home\ninspectors?<\/strong><\/h2>\n\n\n\n<p><a href=\"https:\/\/www.insurancebee.com\/professional-liability-insurance\">Errors and omissions (E&amp;O) insurance<\/a> (also called professional liability) protects your firm from claims you\u2019ve made a mistake, or overlooked something, and it\u2019s cost your client. <\/p>\n\n\n\n<p>Even the most seasoned inspectors make mistakes. The trouble\nis, a minor oversight can have major consequences. Like a lawsuit. <\/p>\n\n\n\n<p>Don\u2019t believe us? Here\u2019s a real claims example:<\/p>\n\n\n\n<p><em>After inspecting a property, the home inspector\nrecommended using a licensed contractor to further review wood deterioration\nfound above a brick veneer.<\/em><\/p>\n\n\n\n<p><em>Having bought the house, the homeowner hired a contractor\nto repair the corrosion and found more wood rot as well as a lack of flashing. &nbsp;<\/em><\/p>\n\n\n\n<p><em>The homeowner sued the inspector for negligence to recoup\nthe cost of repairs which they alleged came to over $70,000. <\/em><\/p>\n\n\n\n<p><em>The matter settled for $35,000, with defense fees costing\nover $45,000.&nbsp; <\/em><\/p>\n\n\n\n<p>Without insurance, $80,000 is going to seriously impact your\ncashflow. For a small business, it could be enough to put you out of business\ncompletely. <\/p>\n\n\n\n<p>Errors and omissions insurance (or professional liability\ninsurance, as it\u2019s also known) protects your business from the costs of claims\nyou\u2019ve been professionally negligent.&nbsp; <\/p>\n\n\n\n<p>If a homeowner claims you made a mistake and it\u2019s cost them \u2013 even if the claim is groundless \u2013 your coverage picks up your legal fees. And if you <em>are <\/em>found at fault, it can take care of compensation you have to pay, too. &nbsp;<\/p>\n\n\n\n<p><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Why do home inspectors need E&amp;O <em>and<\/em> GL\ninsurance?<\/strong><\/h2>\n\n\n\n<p>Okay, so the differences between the two policies seem\nstraightforward, right? They are. <\/p>\n\n\n\n<p>It\u2019s just that for home inspectors, it\u2019s vital you make sure\nyour E&amp;O policy includes claims for bodily injury and property damage, too.\n<\/p>\n\n\n\n<p>That\u2019s because there\u2019s always a risk of accidents happening\nwhich are down to professional negligence. <\/p>\n\n\n\n<p>The <a href=\"http:\/\/www.ashireporter.org\/\">ASHI Reporter<\/a>\ngives a really scary example which neatly explains this:<\/p>\n\n\n\n<p><em>An inspector\u2019s report states an elevator is working. Sometime\nlater, a child is crushed to death in the elevator and the inspector is slapped\nwith a claim for bodily injury. <\/em><\/p>\n\n\n\n<p>Now, the child didn\u2019t get crushed while the inspector was\non-site, doing the inspection. The accident was caused by the inspector\u2019s\nnegligence (failing to report the elevator was unsafe). Which means the claim\nfalls under errors and omissions, <em>not<\/em> general liability insurance. <\/p>\n\n\n\n<p>The problem is, if the home inspector\u2019s errors and omissions\npolicy doesn\u2019t include bodily injury coverage, their insurer only has to pay\nout on the cost of repairing the elevator. Not for the damage done to the\nchild. <\/p>\n\n\n\n<p>So, to be fully protected, home inspectors need E&amp;O <em>and <\/em>GL insurance. And both policies should include coverage for bodily injury and property damage. <\/p>\n\n\n\n<p><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Make sure your\ncoverage passes inspection<\/strong><\/h2>\n\n\n\n<p>To make sure you\u2019ve\ngot the right protection, before you buy a policy, ask questions like: <\/p>\n\n\n\n<p><em>Am I covered for\nproperty damage? <\/em><\/p>\n\n\n\n<p>For example, say\nyou report a roof is nearing its life expectancy, but don\u2019t note it\u2019s missing\nshingles and the dormer hasn\u2019t been fitted properly, so it leaks. After buying\nthe house, the homeowner sues for repairs to the roof and the cost of replacing\ncarpets and wallpaper in the rooms below. Is this covered?<\/p>\n\n\n\n<p><em>Does my policy cover\nthe cost of temporary accommodation?<\/em><\/p>\n\n\n\n<p>Say you miss a\nstructural issue in your inspection report. You get sued by the homeowner and\nas part of the settlement, the court orders you to pay for them to stay at a\nhotel while their house is repaired. Will your policy cover this cost?<\/p>\n\n\n\n<p><em>Am I covered for\nbodily injury?<\/em><\/p>\n\n\n\n<p>What if, shortly after moving into a new home, the homeowners and their guests are injured when the deck collapses. You get sued for damages because the rot that caused it to collapse wasn\u2019t identified in your report. Will your policy cover the homeowner\u2019s medical bills?<\/p>\n\n\n\n<p><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>How much does\nhome inspector insurance cost?<\/strong><\/h2>\n\n\n\n<p>Compared to what a lawsuit will cost you? Not very much. But when you start looking around, you\u2019ll probably find the cost of E&amp;O and GL policies can vary enormously from insurer to insurer.<\/p>\n\n\n\n<p>The reason for the\ndifferent prices is usually because of the level of coverage offered. <\/p>\n\n\n\n<p>Most policies start\nout the same, paying for claims made against you. Then you\u2019ll find there\u2019s a\nlist of exclusions \u2013 &nbsp;the \u2018except fors\u2019. <\/p>\n\n\n\n<p>The more the policy excludes, the less you\u2019re likely to pay for it.
